A substantial majority of both home owners and current renters agree that owning a home is a smart decision over the long term. That’s according to the results of a National Association of Realtors® survey of 3,793 adults conducted online by Harris Interactive.This survey was conducted online within the U.S. and fielded October 6-20, 2010. A total of 3,793 adults, 18 and older were surveyed, including 1,880 home owners, 1,115 renters, and 798 young adults. All samples came from the Harris Poll online database and were weighted for age, sex, race/ethnicity, education, region and household income to be representative of the U.S. general population of adults 18 and older. Propensity score weighting was also used to adjust for respondents’ propensity to be online. Results are available online at www.realtor.org/statsanddata/homeownership/attitudes_homeown.
The American Attitudes About Homeownership survey found that in today’s challenging economy, 95 percent of owners and 72 percent of renters believe that over a period of several years, it makes more sense to own a home. In addition, an overwhelming majority of home owners are happy with their decision to own a home – 93 percent of owners surveyed would buy again.
“Home owners and renters agree that home ownership benefits individuals and families, strengthens our communities, and is integral to our nation’s economy,” said National Association of Realtors® President Ron Phipps, broker-president of Phipps Realty in Warwick, R.I. “The results of this survey illustrate just how important issues related to home ownership are to people in this country.”
The survey uncovered some differences between home owners and renters, as well. While more than half of owners are “very” or “extremely” satisfied with the overall quality of their family life, only one-third of renters report the same levels of satisfaction. Similarly, 43 percent of home owners are very/extremely satisfied with their community life, compared with 30 percent of renters.
A majority of renters – 63 percent – said that it was at least somewhat likely that they would purchase a home at some point in the future. Among this group, young adults (18-29 years old) have the strongest aspirations for home ownership; only 8 percent of young adults said that it was “not at all likely” that they would purchase a home at some point in the future.
In today’s market, many aspiring home owners are faced with worries about job security and creditworthiness. Among renters who are very or extremely likely to buy a home in the future, three out of five consider confidence in job security and creditworthiness to be an obstacle.
One point of agreement between renters and home owners was support of the mortgage interest deduction (MID). Seventy-four percent of owners and 62 percent of renters say it’s “extremely” or “very” important that the MID remain in place.
“At a time when the middle class is under increasing economic pressures, both home owners and renters agree that the mortgage interest deduction should not be targeted for change,” said Phipps. “Given strong public support of and aspirations toward owning a home, we need to keep policies in place that support and encourage responsible, sustainable home ownership for our future.”

January closings 25% ahead of last January in Tacoma
Here are last month's statistics for North, Central, and South Tacoma.
Nearly 25% more homes closed this month than during the same month last year. We expect this trend to continue as we move into the spring.
The average sale was down only 2%. Sellers accepted about 11% less than their original asking price.
Tacoma continues to be a buyers' market, but the trend is moving toward neutral.

The average sale price was down about four percent. Sellers accepted about 10% less than the original listing price.
Tacoma continues to be a buyers' market. Inventory is up, so buyers have a number of good choices. (Note: Seattle is now a seller's market.)

2010 4th Quarter Report: Tacoma Home Sales
While there were nearly a quarter fewer transactions during the fourth quarter this year (compared to the same period in 2009), the indications are that we are continuing to improve. Transactions closed faster, the average sales price increased by 10%, and sellers conceded only eight percent less than their original asking price.
Tacoma is moving away from a strong buyer's market toward a neutral market. Inventory is strong, interest rates are still very low, and sellers are willing to negotiate.

On menus from Taco Bell to the Cheesecake Factory, cheese was piled on, in several varieties. Melted, fried, sandwiched, stuffed and slathered on anything and everything, it's safe to say that, if you're eating these foods, you're meeting your dairy quota.

The damage: 220 minutes of belly dancing to keep this off your gut!

There's nothing green on the plate, but you'll get two days' worth of saturated fat, plus a day and a half's worth of salt. Some value!
The damage: You and your dining companion should hit the courts after dinner if you can move. You'll be playing tennis for four hours!

Tacoma home prices up 13% over last December

5 Holiday Hosting Disasters and How to Avoid Them
Take a look at the most common things that can go wrong when you have guests and learn how to prevent them.
Thankfully, some of the most damaging mishaps easily can be avoided. I've collected five of the most prevalent issues and give you preventative tips to keep your holiday party on track.
Problem: The oven doesn’t heat
For any holiday occasion, the oven is the most important appliance in your house. If it fails to work, the centerpiece of your meal could go from roasted beef, ham, duck, or Tofurky to Peking Duck from the local Chinese takeout joint.

- There are any number of reasons a stove can break, but one common cause of disaster is easy to prevent. Don’t self-clean your oven until AFTER the holidays. You risk blowing a fuse or a thermostat, and tracking down an oven technician around the holidays can be tough.

The day after Thanksgiving is the busiest of the year for plumbers. The prime cause of this clog-a-thon is the mistreatment of drains when cooking holiday feasts. We hope your Thanksgiving went well, and that you avoid clog-a-thons for the rest of the holidays.

- Fats and cooking oils can solidify in your pipes, so never dispose of them in your kitchen sink.

- Get a thermometer for your refrigerator to make sure each shelf stays below 40 degrees and you can be aware of any temperature changes.
- Also make sure the condenser coils located on the back of the unit or beneath it are free to breathe. Coils blocked from circulating air by cereal boxes atop the fridge, or dirtied by dust or pet hair can prevent a fridge from keeping cool.

Ever lose your wallet? (not related to real estate)
Make photocopies of the front and back of every card you keep in your wallet—your driver’s license, credit and insurance cards, even video rental memberships and library cards. (Overdue videos and library books taken out in your name will result in fines.)
Having copies at home or in your hotel room safe while traveling will give you access to all your accounts, including those you may forget in a panic. Plus, the back of a card usually lists important information, such as security codes and contact information to report loss or theft.

If your wallet goes missing, here’s what to do:
* Immediately call all your credit card companies to request an “account number change.” Don’t ask to “cancel” your account—that can hurt your credit score, especially if you have an outstanding balance. Explain that you want a new number issued so that nothing shows up on your credit report as “canceled by consumer,” advises Linda Foley of the Identity Theft Resource Center.
* Change passwords to ensure that your accounts can’t be opened by an identity thief. The best passwords use made-up words that are a mixture of letters, numbers and symbols. Don’t make passwords of your mother’s maiden name, pet’s name or other identifiers that can be found online.
* File a report with the police in your hometown and the place where you and your wallet parted ways. Get copies. You’ll need them in later dealings.
* Request a fraud alert be put on the credit accounts that the three major credit bureaus maintain about you. Contact Experian at 1-888-397-3742 (experian.com), TransUnion at 1-800-680-7289 (transunion.com), and Equifax at 1-800-525-6285 (equifax.com).
With a fraud alert in place, creditors are supposed to verify your identity, usually by phone, before issuing new credit in your name.
* Ask the DMV to put a “flag” on your license file. This will make it harder for a thief to apply for a new copy of your license. It will help protect you if someone runs up traffic violations in your name.
You may have to replace your license in person, proving your identity with a birth certificate, passport or Social Security card (which you shouldn’t carry in your wallet).
* Notify your bank. You’ll want a new ATM or debit card and a new checking account if your checkbook went missing.
* Check your credit history about two weeks later. Visit AnnualCreditReport.com or call 1-877-322-8228 toll-free for your free report and then look under “Inquiries” for any new credit applications made in your name.
The two-week wait provides enough time for thieves to apply for credit but generally not enough for cards to be issued, says Foley. Recheck your credit report two to three months later.

Average sales price up 10% in Tacoma last month
Here are last month's statistics for North, Central, and South Tacoma.
Seventy percent as many homes closed this month than during the same month last year.
The average sale was up 10%. Sellers accepted about 10% less than the original listing price.
Tacoma continues to be a buyers' market. Inventory is up, so buyers have a number of good choices.

What has your kid said to you lately?
We need some humor, and our children know how to provide it. These have to be original and genuine. No adult is this creative!!
JACK (age 3) was watching his Mom breast-feeding his new baby sister. After a while he asked: 'Mom, why have you got two? Is one for hot and one for cold milk?'
MELANIE (age 5) asked her Granny how old she was. Granny replied she was so old she didn't remember any more. Melanie said, 'If you don't remember you must look in the back of your pants. Mine say five to six.'
STEVEN (age 3) hugged and kissed his Mom good night. 'I love you so much that when you die I'm going to bury you outside my bedroom window.'
BRITTANY (age 4) had an ear ache and wanted a pain killer. She tried in vain to take the lid off the bottle. Seeing her frustration, her Mom explained it was a child-proof cap and she'd have to open it for her. Eyes wide with wonder, the little girl asked: 'How does it know it's me?'
SUSAN (age 4) was drinking juice when she got the hiccups. 'Please don't give me this juice again,' she said, 'It makes my teeth cough.'
DJ (age 4) stepped onto the bathroom scale and asked: 'How much do I cost?'
MARC (age 4) was engrossed in a young couple that were hugging and kissing in a restaurant. Without taking his eyes off them, he asked his dad: 'Why is he whispering in her mouth?'
CLINTON (age 5) was in his bedroom looking worried When his Mom asked what was troubling him, he replied, 'I don't know what'll happen with this bed when I get married. How will my wife fit in it?'
JAMES (age 4) was listening to a Bible story. His dad read : 'The man named Lot was warned to take his wife and flee out of the city but his wife looked back and was turned to salt.' Concerned, James asked: 'What happened to his flea?'
TAMMY (age 4) was with her mother when they met an elderly, rather wrinkled woman her Mom knew. Tammy looked at her for a while and then asked, 'Why doesn't your skin fit your face?'
'Dear Lord,' the minister began, with arms extended toward heaven and a rapturous look on his upturned face. 'Without you, we are but dust...' He would have continued but at that moment my very obedient daughter who was listening leaned over to me and asked quite audibly in her shrill little four year old girl voice, 'Mom, what is butt dust?'
