As with the purchase of any home there are people who simply prefer the personality of an older house with all its intricacies while others prefer the crisp, modern styles of a new home.
It is a matter of preference in most cases, however, you may be surprised that some of the newer homes have many of the classic little extras that make them appealing to those who prefer an older home. And conversely, some of older homes have been updated to bring in the modern era desires of a newer dwelling.
So which should you choose; a newer or an older home? That's a question only you can decide after taking into consideration the pros and cons of each type of house. We've helped you a bit by pointing out some advantages and disadvantages of buying a newer home.
The Advantages of A Newer Home
- You're less likely to have troubles or issues with things working or breaking on you.
- Up to date electrical and plumbing; often integrating plugs, connections, etc. for today's technology.
- When buying during the building stage you may be able to select your own amenities, additions, and decor.
- Appliances, if included, tend to be new also.
- No fear of lead paint or asbestos being used in the construction of the home.
- Newer & more energy efficient products and materials.
- Generally less traffic and city noise as most new homes are built outside of the city or planned communities.
- The ability to add ornate features with precut pieces and decorative add-ons.
- New built-in features that we often take for granted.
- Well thought out layout plans that are meant to incorporate today's lifestyles.
Disadvantages Of Buying A Newer Home
You have to remember that what it comes down to is what you prefer and are willing to give up or pay for to have when it comes to buying a newer home. Obviously if you are having the home built for you then you have more control over how the house ends up and what features are built into it.
- Generally smaller lots.
- Often built in suburban areas, away public transportation commutes.
- Dealing with well water or sewage tanks -depending upon how far from the city the home is.
- Materials are often not nearly as hardy and solidly constructed.
- Detail work you find in older homes often aren't available or are only available at a significant cost.
- More chemicals and plastic used in the.
- Many newer homes have smaller rooms.
- High cost per square foot than most older homes because they're built in preferred neighborhoods.
- Trees and vegetation aren't as mature.
- All houses settle and with settling comes cracks in walls, floors, door frames, etc. If your home is older most of the settling has already been done and you know what you're dealing.
Remember It Is Your Choice
Basically what it comes down to is what you prefer and where you prefer to live. You can find many newer homes that mimic some of the quaint and intricate ornate touches of older homes.
If you're willing to add your own touches to make the home feel more lived in and less sterile and new then it isn't an issue for you. If you prefer to know that you can run the dishwasher and the hair dryer while watching tv and have the computer on then you're better with either a new home.
It's all a matter of preference and like any home, old or new, you'll know when you see it if it's the one for you.
